Most homeowners don’t know the difference between felt, EPDM and GRP, and many don’t know there’s a choice. A short, plain explanation on your website and in your quotes helps them understand why prices differ and makes the conversation easier.

Felt

Layers of bitumen-based membrane built up on the roof deck, usually torch-on or cold-applied, often with a mineral finish on top. It’s the traditional choice in the UK, familiar to homeowners, and straightforward to repair. Many garages and older extensions are felt.

How you might describe it: “A traditional layered flat roof, bonded together to make it watertight. A dependable, good-value choice for garages and extensions.”

EPDM rubber

A single sheet of synthetic rubber membrane, bonded to the deck, with few or no joins on smaller roofs. It’s fitted cold, so there’s no flame on site, and it copes well with movement and temperature changes. The finish is plain and dark.

How you might describe it: “A one-piece rubber covering with very few joins, fitted without heat. Popular for extensions and garages where people want a long-lasting, low-fuss roof.”

GRP fibreglass

Glass-reinforced plastic laid wet over the deck and left to cure into a hard, seamless surface, with moulded trims at the edges. It needs dry weather to lay. The finish is neat and can be coloured, and with the right finish it can be walked on.

How you might describe it: “A tough, seamless fibreglass finish with a neat edge. A good choice where the roof will be seen or walked on.”

Guarantees and lifespan

Lifespan depends on the system, the installation and the roof itself. Rather than general figures, quote the guarantee that comes with the system you fit, and explain what it covers. It’s more accurate and more reassuring.

Showing the price difference

Homeowners compare options most easily when they see the same roof priced each way. On an 18 m² garage roof, with example rates of £90 to £120 per m² for felt, £100 to £135 for EPDM and £110 to £145 for GRP, that’s roughly £1,600 to £2,200, £1,800 to £2,450 and £1,950 to £2,650. An instant flat roof quote calculator lets a homeowner switch between coverings on their own roof size and see the difference straight away, priced from your own rates.

Where to use this

  • On your flat roofing service page, one short paragraph per covering, with photos of your own work.
  • In written quotes, so the homeowner can see why you’ve recommended one system.
  • Next to an instant estimate, so people understand the choice they’re making.
